Having spent most of our lives in Switzerland, quality finishes and fittings matched with contempoary timeless design, whilst creating exceptional spaces was at the heart of our project.

Le Montagard is the perfect place to live, retire to or as wonderful, relaxing holiday getaway.
There are spacious and elegantly furnished rooms*, a modern and fully equipped kitchen, a covered terrace and an outdoor area with a private 11 x 5 m pool.
The house consists of two living units:
On the ground floor you'll find an extensive open plan living room and kitchen adjoined by a a large covered terrace, two bedrooms, two ensuite bathrooms and a separate WC (ca. 110 m²) .
In "The Loft" on the upper level, there is an inviting entrance area, a bedroom or work/dining space, separate bathroom/WC and a spacious private bedroom at your disposal. "The Loft" is equipped with a fridge and microwave *. Access to the upper floor is via an external staircase and therefore makes it a very private space - ideal for friends staying, for your teenagers, or other family (ca. 52 m²).

We are selling Le Montagard for € 780,000 excluding inventory (but includes the new kitchen with its appliances). At the time of writing, this equates to approximately:

Since there is no agency involved, no additional commission needs to be considered.
Selling privately — how does that work in France? In France, all property sales — whether through an agent or direct — by law are overseen by a notaire (a state-regulated legal officer) who handles and prepares the pre-purchase and the final sales contract, title verification, and the transfer of funds and title deeds. Buying directly from an owner is very common here, and means neither party pays agency commission. Agency commissions in France are exceptionally high compared to other countries. The saving on a property at this price is typically EUR 40,000–50,000.
The so called notaire fee is a fixed %-age of the property purchase price (excludes the share of the kitchen and furnishings) and includes all fees such as any stamp duties or similar. If needed, we can point you in the direction of a notaire who speaks your language.

All the well-known cities as well as the small islands of the Camargue can be reached in 40 to 90 minutes by car.
It is worth visiting other Provençal towns in the Alpilles area, such as the village of Eygalières, Maussane-les-Alpilles with its market square, the village of Saint-Rémy-de-Provence with its labyrinthine alleys, the castle of Estoublon and of course Les-Baux-de-Provence. The latter place has unfortunately become very touristy in our view.

Malemort-du-Comtat - 7 mins: Small supermarket and bakery
Mazan - 9 mins - Larger supermarket with butcher, bakery, banks, two pharmacies, restaurants, etc
Carpentras - 20 mins - Large Leclerc hypermarket, numerous shops, boutiques, services, etc.
Medical treatment
Doctors and dentists can be found in most of the surrounding villages only a few minutes drive away
The main hospital is in Carpentras and large (university) clinics can be found in Avignon, Marseille, Nîmes and Montpellier.
Restaurants
There are a multitude of great restaurants in the area to choose from. Obviously Google or TripAdvisor can be helpful here. Following we list a few restaurants we have personally visited and have had a good experience or have received positive feedback. Please note that in the height of the season, many restaurants book out early. Please advise if you would like us to book a table of behalf of you in advance to avoid disappointment. As in many areas, restaurants often are closed on Sunday, Monday or Tuesday or a combination thereof. Worth noting is that during the week, some restaurants offer a lunch menu of good value.

Le Montagard neighbours two wineries - Domaine des Anges and Domaine du Tix. Both wineries are within walking distance and offer a tasting of their wines. In addition, there are many other first-class wineries:
Mur-mur-ium, La Ferme Sainte-Pierre, Domaine Vintur, Château Valcombe, Domaine de Fondrèche, Domaine Souleyrol, Domaine Plein-Pagnier, Château Pesquié, they and many more are all within a few minutes from Le Montagard.
Should you wish to venture a little further, great wineries in the Luberon – such as Domaine des Angèles and Domaine La Verrière in Goult, and in the opposite direction, the grand domaines in the beautiful village of Châteauneuf-du-Pape and are surely worth a visit.

ABOUT US

We are a couple with a multi-national background who met during our student days in Switzerland and found each other again many years later.
In the course of our lives, we have lived in a total of seven countries and a few years ago set out to find a place to live and realise our dream of renovating a property.
We were always captivated by Provence from our many travels to this area. Even more were we seduced by the Mont Ventoux region with everything this stunning area has to offer. And so we found our dream project here at Le Montagard, a wonderful spot which we painstaikingly morphed into this fabulous home it has become.
